A standard hyperscale shell now costs around $11 million per MW to build, but an AI-optimized facility runs $15–20 million or more per MW. At gigawatt scale, a fully built AI campus lands between $45 and $55 billion per GW.

Compute (GPUs and memory) absorbs roughly 60% of that; power and cooling infrastructure take about a quarter; land and shell make up the rest. The single biggest swing factors are rack density, power strategy, and location, which can move the final number by more than 40%.
